Why student lets need better glazing

Student accommodation typically has several people sharing a kitchen and bathroom, so everyday cooking and showering add more moisture to the air.

With old single glazing or failed seals around the window frames, that moisture collects on cold glass.

Condensation is usually first noticed on the glass.

If the windowsill and reveal remain damp, mould can begin to grow, leaving factors with another maintenance issue to deal with between tenancies.

Modern double glazing keeps the inner pane warmer and reduces heat transfer through the window, helping to prevent condensation from settling on the glass.

Better insulation keeps the home warmer and brings heating bills down, giving landlords a direct saving wherever utilities are included in the rent.

Affordable, low-maintenance uPVC at portfolio scale

When you plan the same upgrade across several student properties, keeping the cost per unit down matters. uPVC gives you a cost-effective specification and keeps ongoing maintenance costs down between tenancies.

uPVC frames do not rot or need repainting or refinishing. Before the next intake, they typically need little more than a clean.

We can survey and quote a whole portfolio, using one agreed specification to keep costs clear and the finish consistent from flat to flat.

    Casement windows

Our uPVC casement windows are made to measure for each opening.

Each sealed unit has two glass panes with an argon-filled gap to reduce heat transfer, while the frames need only occasional cleaning.

Glazed sash windows for tenement conversions

Many Victorian and Edwardian tenement conversions near Scotland’s university campuses still have traditional timber sash windows.

Our uPVC sliding sash windows replace older timber frames while retaining the vertical movement and street-facing character of a period property.

They also avoid the repainting, flaking and rot associated with timber.

    Sash windows vs Casement Windows

    Window restrictors and safety features

Window restrictors can be fitted to limit how far a window opens, helping to reduce the risk of falls from upper-floor bedrooms while still allowing fresh air into the room.

The restrictor can be released from inside when the window needs to open fully.

Our windows also come with multi-point locking, internal glazing beads, security hinges and locking handles as standard. During the survey, we’ll discuss the right opening style and restrictor setup for each room.

    Noise and condensation control

Noise from busy roads or city-centre streets carries easily through single glazing and windows with failed seals.

Replacing them with a sealed double glazed unit reduces the external noise coming through the glass, giving tenants quieter bedrooms and shared spaces.

Trickle vents built into the frame let background ventilation continue even with the window shut, which helps draw moisture out of a room before it settles as condensation, especially in a bathroom or kitchen shared by several tenants.

Meeting the Repairing Standard and EPC ratings

Scotland’s Repairing Standard requires rented properties to be wind and watertight, with window frames, catches and sills kept in good repair.

Replacing failed seals or damaged frames stops draughts and water from getting into the property.

Our standard double glazing achieves a U-value of 1.4 W/m²K, meeting Scottish Building Standards as a baseline.

Compared with single glazing or a failed double glazed unit, it reduces heat transfer through the glass, improves insulation across the property and supports a stronger EPC rating.

If you’re managing several EPC assessments across a portfolio, replacing failed or single-glazed windows gives you one clear upgrade to plan across the properties.

Local authority HMO licensing also looks at window condition and means of escape.

Where an upper-floor bedroom window forms part of the fire escape route, it must open wide enough for emergency exit and any restrictor must release from inside.

Replacing failing frames before a renewal inspection lets you deal with the window condition and escape requirements together.

    Built around the academic year

Summer creates a natural gap between tenancies, when properties sit empty for a few weeks and installation causes less disruption. That gap is normally the best time for replacement work.

We can also work flat by flat during term time if a summer slot isn’t available, scheduling around exam periods and move-out dates.

If you manage more than one address, you get a single point of contact to coordinate the work across every property.

We also offer 0% finance on portfolio projects, so a factor can upgrade several properties in one programme rather than spreading the work over several years as budgets allow.

    Areas we cover across Scotland

Scotland’s student housing clusters within walking distance of a campus, in the same handful of tenement neighbourhoods repeated across each university city. We cover them all, whichever postcode your properties sit in.

That includes the West End, Partick and Hillhead around Glasgow University, Marchmont and Newington near Edinburgh’s campuses, and the tenement stock closer to Dundee, Aberdeen and Stirling’s student areas.

Properties spread across more than one of those cities still go through the same team and the same specification, not a different supplier city by city.

The work in these areas is almost always HMO and small-block conversion, not large new-build student towers, which suits the older tenement stock that makes up much of Scotland’s student housing anyway.

How installation works across a portfolio

    1. We inspect each property, measure every opening, and note the existing window type and condition. For a portfolio, we can cover several addresses in one trip.
    2. We agree a single specification across the properties involved, and confirm a fixed price per property with nothing hidden.
    3. We plan the installation around void periods or, where that’s not possible, around term-time gaps that suit the tenants in place.
    4. Our installers fit the new windows, seal around each opening, and clear away all old frames and waste before leaving.
    5. We provide the paperwork you need for Building Standards and EPC records, property by property.

Why Scottish property factors choose The Advanced Group

We’ve been fitting windows and doors across Scotland since 1988.

That’s 38 years of experience, including work on the tenement and villa conversions found throughout the country’s student housing stock.

More than 500 customers have rated us 9.6 out of 10 on Trustpilot, and our windows come with a 15-year guarantee.

Around 80% of the material used in our uPVC windows is recycled through our partnership with Camden in Ireland.

At The Advanced Group, we offer a huge range of double glazing and triple glazing products for domestic homes and commercial properties across Scotland.

Multiple owners and HMO licences generate plenty of paperwork.

One point of contact and one agreed specification help keep the glazing side consistent from one address to the next.

    Student accommodation glazing FAQs

Does new glazing help meet the Repairing Standard?

It helps directly with the parts of the standard covering draughts, damp and window condition, though the Repairing Standard covers other elements of the property too. A qualified surveyor can confirm what your specific properties still need once the windows are sorted.

How much noise does double glazing cut?

It varies by road, stair and how the original windows were built, so we won’t put a single number on it. A sealed double glazed unit does consistently outperform an old single-glazed sash or a casement with a failed seal.

Will new windows stop condensation completely?

They reduce condensation significantly by keeping the inner pane warmer, but glazing alone won’t fix a property with poor ventilation habits or extreme overcrowding. Trickle vents help, and we’ll flag during the survey if a property needs more than windows to solve a damp problem.

How long does a portfolio project take?

It depends on the number of properties and openings involved rather than a fixed rule. A single HMO flat is often finished in a day or two, while a larger multi-property programme is phased across the weeks the properties are empty.

Can you work around exam periods and move-out dates?

Yes. We’ll ask for your key dates at survey stage and build the schedule around them, whether that means finishing before an exam period starts or holding a flat until the tenants have moved out.
