      Peace of mind

Tenement flats have some of the best living spaces in Scotland.

Historic, high ceilings, tall windows, solid stone walls.

But a significant number of tenement buildings still have single glazing. These old windows may match the look of the exterior building, but it’s one of the reasons your flat is freezing anytime the weather is cold.

If you’ve been putting off replacing your tenement windows because you’re not sure about planning rules, conservation areas, or whether you need your neighbours to agree, you’re not alone.

Tenement window replacement comes with questions that don’t apply to a semi-detached house, and most window companies don’t bother addressing them. We do.

The Advanced Group has been replacing windows in tenement flats across Glasgow and Edinburgh for over 37 years. We know exactly how to work with older properties to keep the original charm, while reducing your energy bills.

    Why Tenement Windows Need Replacing

Most tenement buildings in Scotland were built between 1850 and 1920.

They typically came with single glazed timber sash and case designs, which were well-made for the time. But with over a century of Scottish weather being hurled at them, they have warped and changed over time.

Even if the frames were perfectly intact, single glazing on its own is a poor insulator.

On a cold night, the glass itself becomes cold to the touch, and the temperature drop near the window pulls warm air down off the ceiling and creates a constant draught at floor level.

You end up turning the heating up to compensate, and the heat goes straight out through the glass.

    There’s the noise too.

Tenement flats can sit on busy roads, and single glazed windows do almost nothing to block traffic noise. If you experience trouble sleeping and working due to noise, double glazing can be a great solution for your problem.

Double Glazing Options for Tenement Flats

Not every tenement flat needs the same solution.

The right approach depends on the condition of your existing windows. Whether your building is in a conservation area or listed. What your budget allows.

    Here are the main options.

    Full Replacement uPVC Sash Windows

uPVC sash windows replicate the sliding sash mechanism of traditional timber windows but in a modern, low-maintenance material.

They’re a popular choice for tenement flats outside conservation areas because they combine the look of a sash window with the thermal performance and durability of uPVC.

No painting, no staining, no timber rot.

For homes inside a conservation area, The Advanced Group can offer heritage style uPVC replacements that mimic the original timber frame in woodgrain finishes.

Our uPVC sash windows use multi-chambered profiles for strength and insulation, and the double glazed sealed units use low-e glass with argon gas filling for the best possible thermal performance.

All windows and doors come with multi-point locking as standard. A significant security upgrade over the simple catches on most original tenement windows.

    uPVC Casement Windows

Some later tenement buildings (particularly those built in the early 1900s) have casement-style windows rather than sash.

If your tenement has casement windows, we supply double glazed casement replacements that match the original opening style.

Our replacements are available in durable, low-maintenance uPVC.

These modern units provide excellent thermal efficiency, improved acoustic insulation, and long-lasting performance. They help make your home warmer, quieter, and easier to maintain.

    Planning Permission and Conservation Areas

This is the question that stops most tenement flat owners from picking up the phone.

Do you need planning permission to replace your windows? The answer depends on where your building sits and what the new windows look like.

Standard Tenements (not listed in a conservation area)

If your tenement is not listed and is outside a conservation area, replacing your windows is usually considered permitted development. This means planning permission is typically not required, as long as the new windows are similar in appearance to the originals.

However, all replacement windows must still comply with Scottish Building Standards. This covers areas such as thermal performance, ventilation, and safety glazing.

As registered installers that supply windows to homes and properties across Scotland, we ensure all installations meet these standards and are properly certified.

By choosing The Advanced Group, you can be confident that the work is fully compliant.

    Tenements in Conservation Areas

If your tenement is located within a conservation area, window replacements are usually subject to tighter planning controls.

In many cases, replacing windows that alter the external appearance of the building will require planning permission from your local authority.

    This includes:

    • Changing the material
    • Frame dimension
    • Glazing pattern

Councils will typically assess whether the proposed windows preserve the character and appearance of the conservation area. This often means matching the original design, proportions, and detailing as closely as possible.

During your free home survey, our surveyor will check whether your property sits within a conservation area and advise you on what permissions may be required.

We regularly handle tenement window projects in conservation areas and can expertly guide you through the planning process where needed.

    Listed Properties

If your tenement is Category A, B, or C listed, window replacement will usually require listed building consent. This is separate from planning permission and is assessed by your local authority.

Listed buildings are subject to stricter requirements, and councils will often expect any replacement windows to preserve the building’s historic character as closely as possible. In many cases, that means traditional timber windows or secondary glazing is preferred for listed properties.

As we supply uPVC windows, they may not be suitable for every listed building.

Where that is the case, we will always advise you honestly at survey stage and help guide you through other options.

Who is Responsible for Tenement Windows?

In a tenement building, the question of who owns the windows isn’t always straightforward.

Scottish property law treats different parts of a tenement differently, and windows can fall into one of two categories.

    Sole Ownership

In many tenements, the windows belong to the individual flat owner.

If your title deeds confirm that the windows are part of your property (not common property), you can replace them without needing agreement from your neighbours or your factor.

You’ll still need to comply with planning rules and Building Standards, but the decision is yours alone.

    Common Property

In some tenements, the title deeds may treat window frames as common property or place restrictions on how and when windows can be replaced.

If that’s the case, you may need the agreement of other owners in the building before any replacement goes ahead.

This is often easier to clarify where a property factor is in place, as they can usually advise on the building’s management arrangements and what approvals may be needed.

Your title deeds or deed of conditions will confirm the legal position, and we’d always recommend checking this before committing to a window order.

If you’re unsure, our surveyor can talk you through the process during your free home visit and point you in the right direction.

    Energy Efficiency in Tenement Flats

Tenement flats are harder to heat than most modern homes.

The solid stone walls are typically uninsulated. The ceilings are high. The windows are large.

All of that means more surface area losing heat and a bigger volume of air to warm up.

    U-Value

Replacing single glazed windows with modern double glazing is the single biggest improvement you can make to the energy efficiency of a tenement flat.

Our windows achieve U-values as low as 1.2 W/m2K, compared to around 5.0 W/m2K for a typical single glazed sash window. With triple glazing solutions bringing the value down to 0.8!

Upgrading from single to double glazing can also improve your property’s EPC rating, which matters if you’re planning to sell or let the flat.

    Draught Proofing

The sealed double glazed units also eliminate the draughts that come through the gaps in old sash windows.

Combined with modern weather seals and draught-proofing built into the frame, the result is a flat that holds its heat for longer and doesn’t need the heating running constantly to stay comfortable.

Many of our customers notice the difference the same evening their new windows are fitted.

    Installation in Tenement Buildings

Replacing windows in a tenement flat is different from replacing windows in a bungalow.

There are practical challenges that need planning, and an experienced installer will account for all of them before work starts.

    Access and Scaffolding

If your flat is on the ground floor or first floor, we can usually install from inside or using ladders.

For higher floor tenement flats, we may require scaffolding to safely remove the old windows and fit the new ones.

We arrange the scaffolding as part of the installation and include it in your quote, so there are no surprise costs.

And if your tenement is on a public road, we’ll handle any pavement licence or temporary traffic management that’s needed. For an honest and hassle-free installation, The Advanced Group is the team for you.

    Stone Reveals and Non-standard Sizes

Tenement window openings are cut into solid stone walls, and no two are exactly the same size.

Over a century of settlement and movement means that openings that look identical from the street can differ when measured precisely.

That’s why every window we manufacture for a tenement installation is made to measure from a detailed survey of each individual opening.

The gap between the new window frame and the stone reveal is sealed with appropriate materials to prevent water ingress and maintain the thermal envelope.

    Timescales

A typical tenement flat has between six and ten windows.

We can usually install a full set of replacement windows in one to two days, depending on access requirements and the floor level.

Where scaffolding is needed, we can quickly erect it and dismantle it, so the total disruption to the building is kept to a minimum.

We’ll confirm the exact timescale during your survey so you know exactly what to expect.

    Tenement Windows Across Scotland

Tenement buildings are heavily associated with Scottish cities, and they can vary in style depending on when and where they were built.

Our showroom in Glasgow and administrative office in Edinburgh put us right in the heart of the two biggest concentrations of tenement housing in the country.

We also install tenement windows in Dundee, Perth, Stirling, Falkirk, and other Scottish towns with significant tenement housing stock.

If you’re not sure whether we cover your area, give us a call.

    Glasgow Tenements

Glasgow’s tenement stock is one of the largest in Europe.

The classic red sandstone tenements of the West End, Hyndland, Southside, and Dennistoun were mostly built between 1870 and 1910.

They typically have tall sash and case windows which are a defining feature of the city’s streetscape.

Later blonde sandstone and red brick tenements in areas like Shawlands, Partick, Govanhill, Maryhill, and Springburn have similar window styles but sometimes with different proportions.

We regularly replace tenement windows across all Glasgow postcodes, our team is well versed in installing double glazing for these flats.

    Edinburgh Tenements

Many of Edinburgh’s tenements sit in conservation areas within the Old and New Town.

The densest concentrations of tenement housing in Edinburgh are in Marchmont, Bruntsfield, Morningside, Gorgie, Dalry, Leith, and Stockbridge, each with its own sandstone character.

With our Edinburgh office based in the heart of the city, we have extensive experience helping owners of older and historic buildings improve energy efficiency while navigating the requirements for window replacements in conservation areas.

Why Choose The Advanced Group for Glazing Installation

We’ve been fitting windows in Scottish tenement flats since 1988.

That’s over 37 years of experience with stone reveals, non-standard sizes, conservation area requirements, and the practical challenges of working on upper-floor flats in tenement buildings.

Every installation comes with a 15-year guarantee that covers frames, glass, hardware, and workmanship.

We believe in quality products for our customers.

Our full range of windows can achieve as little as U-values as low as 0.8 W/m2K.

For a draughty tenement flat with single glazing, that level of thermal performance makes a real difference to how warm your home feels and how much you spend on heating.
