What causes condensation in the first place – By Glasgow’s double glazing experts
Cooking, showering and drying washing indoors all add moisture to the air in a typical Scottish home, and even breathing contributes a small amount overnight.
That moisture sits in the air as vapour until it meets a surface cold enough to turn it back into liquid.
The higher the relative humidity indoors, the lower the surface temperature needs to be before condensation starts.
That’s why a damp kitchen fogs up faster than a dry hallway.
Scottish weather makes this worse than most of the UK.
Cold, damp winters mean windows spend months at their coldest just as households turn up the heating and dry washing indoors more often.
How condensation resistance is measured
In the US, manufacturers rate windows using a Condensation Resistance Factor, or CRF, developed by the National Fenestration Rating Council (NFRC). It scores fenestration products (the technical term for windows and doors) from 1 to 100, with a higher number meaning better resistance.
That system doesn’t apply in the UK. Scottish and UK windows aren’t tested or labelled with an NFRC condensation resistance rating.
That’s why you won’t see a CRF number on a UK window quote.
What we use instead is the U-value, alongside the Window Energy Rating (WER).
Both measure how well a window holds heat across typical Scottish environmental conditions, and that heat retention drives condensation resistance in a UK climate.
What makes a window condensation-resistant
A window’s coldest point is usually the edge of the glass, right where it meets the frame.
The edge of the glass is the weakest point for heat loss, so manufacturers focus heat-retention efforts there first.
The spacer bar
Warm-edge spacer bars sit at that exact point, separating the panes while resisting heat transfer far better than the metal spacers older windows used.
The frame
uPVC frames add a further layer of protection. Their naturally low thermal conductivity means the frame stays closer to room temperature than the outside air.
The warmer frame keeps the interior surface above the point where moisture condenses. uPVC has largely replaced older frame materials in Scottish homes over the past few decades because of that warmth.
A frame that stays warm protects the whole window, including the areas away from the glass edge.
The glass
Low-E coatings and argon-filled gaps between panes cut how much heat transmits through the glass itself. That adds resistance beyond what the frame and spacer bar provide alone.
Why condensation resistance matters
Persistent condensation does more than fog up the glass on a winter morning. Condensation that isn’t dealt with turns into damp, and damp around the frame and sill leads to mould and mildew growth.
Sustained moisture also degrades paintwork, timber sills and plaster over time. A window that condenses every cold morning for years builds up that damage slowly.
Cold frame temperatures usually mean weak insulation across the whole window. The same weak spot that lets heat escape also lets moisture in.
A well-sealed home with poor air infiltration traps humidity indoors instead of letting it escape. Trickle vents let that trapped humidity out in a controlled way.
What to look for when choosing replacement windows
Ask for the U-value before anything else. Our standard double glazing achieves 1.4 W/m²K, meeting Scottish Building Regulations exactly, and we offer 1.2 W/m²K where you want the extra edge.
Our triple glazing goes further still, reaching 0.8 W/m²K across the whole window with Soft Coat Xtra glass and argon gas fills.
Lower U-values mean warmer glass and frame surfaces, and that warmth stops condensation from forming.
The Window Energy Rating gives you a second figure worth checking.
An A-rated window has already been assessed on the exact factors that drive condensation resistance: heat loss, solar gain and air leakage.
The rating combines all three into one figure you can compare across suppliers.

Condensation resistance questions answered
What’s a good condensation resistance rating for windows in the UK?
The UK has no equivalent CRF number to check. Look at the U-value instead. Anything at 1.4 W/m²K or lower meets current Scottish Building Regulations, and our triple glazing at 0.8 W/m²K sits well beyond that.
Does a cold house make condensation worse?
Yes. A colder home means colder internal surfaces, and cold surfaces are exactly where warm, moist air condenses. Keeping a consistent indoor temperature reduces the temperature gap that causes it.
Should you wipe condensation off your windows?

At what humidity does condensation start?
It depends on the surface temperature, not a fixed humidity figure. A cold single-glazed window can fog at moderate humidity levels.
A well-insulated triple-glazed window resists condensation even when a home runs more humid than average.
